What is the estimated completion date?

The first stage of houses is estimated for completion in October 2025. Construction is well under way.

Who is the developer?

Assure Build, led by Directors Don & Peter, with over 20 years of experience with residential building and property development. They focus on architectural homes within their own neighbourhood of Eastern Bays and Remuera. The Sierra development is well-funded through a combination of bank mortgages and private investor funding.

How much is the deposit and is it safe?

The deposit is 10% of the purchase price. Your deposit will be securely held in the Developer’s Solicitor’s Trust Account (independent of the development) and will be deducted from your purchase price at settlement.

Are the homes freehold?

Yes. Each property will have a fee simple title.

What building warranties will be in place?

Multiple warranties are provided to the purchaser’s benefit, including:

Warranties for appliances and various construction materials.
Electrical and plumbing works covered under service providers’ Producer Statements, as required by council.
Warranties under the Building Act 2004 for up to 10 years, ensuring compliance with the Building Code.
A 10-Year Master Build warranty (provided at the developer’s cost). This is an independent insurance policy available only to qualified Master Builders. It protects homeowners even if the supplier or developer is no longer in business, thereby ensuring warranties remain enforceable.

Can the developer increase prices to meet rising building costs?

No. The price in the Sale and Purchase Agreement is fixed. Even if property prices rise or construction costs increase, the developer cannot raise the agreed sales price.

I am not familiar with Sierra Street. Is this a good street?

Sierra Street is a quiet, leafy street on the border of St Heliers and Glendowie. It is zoned for St Heliers Primary and Glendowie College (both decile 10). All amenities are a short walk or drive away.

Can you recommend a mortgage broker?
